First Montrose Commons is bounded by Sul Ross Street to the north, Spur 527 to the east, Colquitt Avenue to the south, and Roseland Avenue to the west.
The original boundaries of the Lockhart, Connor & Barziza and Bute Additions were much larger than the Historic District. The construction of US 59/Spur 527 in the early 1960s and further freeway development has impacted the neighborhood where more than half of the grand houses in the Bute Addition were lost.
Urban renewal and subsequent redevelopment has impacted it, having reduced the size of the then neighborhood to the historic neighborhood’s current size and shape.
